Most of our listings are land, and most land deals turn on questions that are answered long before construction: what the site is zoned for, whether utilities reach it, how traffic gets in and out, and what the city will approve.
The questions we ask first
- Zoning — what the site allows today, and whether a change is realistic
- Utilities — water, sewer, power and their capacity at the property line
- Access — curb cuts, frontage and how the site connects to the road network
- Approvals — platting, site plan review and the city’s process and timeline
Working through these with each municipality is what turns acreage into a pad site a user or developer can commit to. It is also where our development consulting and brokerage work overlap.
